Gas servicing and maintenance for leaseholders

We are pleased to offer an annual gas safety check for leaseholders and shared owners (known as ‘home owners’). We do this in a role as a contractor and we offer competitive prices.

What do we offer?

Gas Safe logoWe offer a choice of six different levels of service to suit your needs. The basic service is called Level 1 and costs £65. This includes an annual check of your central heating boiler, gas fires and smoke alarms to check they are working safely. We will give you certificate (CP12) to confirm your gas appliances are in working order. We will also let you know if any other work is required. Level 6 is the highest level and is a maintenance contract. In the unlikely event that an appliance is dangerous we are legally required to disconnect the gas supply for your and your neighbours’ safety. We will return to complete the safety checks once you have arranged the necessary work to dangerous appliances.

What are my responsibilities as a home owner?

Home owners should carry out gas safety checks on all gas appliances, such as central heating boilers, gas fires and cookers at least once a year. This protects your safety as well as your visitors and neighbours. Checks must be completed by a qualified person known as a Gas Safe Registered Installer. The qualified person must give a certificate known as a CP12. At Bracknell Forest Homes all our gas engineers are Gas Safe registered installers. 

Why are safety checks important?

Safety checks help identify faults and prevent health risks. Home owners have a legal duty to make sure gas appliances are safe to use. Getting your gas appliances checked regularly will:

  • Help to keep you, anyone else who lives with you and your neighbours safe
  • Reduce the risk of your appliances breaking down
  • Make sure your appliances work safely and efficiently
  • Help to reduce the running costs of appliances.

What happens if I sub-let my property?

Safety checks will give you peace of mind to know that your gas appliances are working correctly and safely, especially if you sub-let your property. All landlords are required by law under the Gas Safety (Installation and Use) Regulations 1998, to complete annual gas safety checks every 12 months by a Gas Safety registered installer and keep a record of the safety check for two years.

Yes. If you cannot afford to pay the full amount in one go, you can pay a small amount each month through a Direct Debit via your bank.

I’m interested in making sure everyone is safe. What else can I do?

  • Don’t use a gas appliance you suspect may not be working properly
  • Don’t try to alter or repair a gas appliance yourself – leave it to the experts
  • Never block any vents as this will shut out the fresh air that your appliance needs to burn safely
  • Check that nothing is obstructing outside grills, flues or airbricks. This may include shrubs and trees
  • Only use gas appliances for what they were designed for. For example, do not use a cooker to heat a room
  • Take care when buying second-hand appliances, make sure the seller gives you a written guarantee and always ask for a copy of the user manual
  • If you carry out a modification to your home which may include fitting a gas appliance, tell us beforehand to get permission. We can offer advice and guidance on the proposed work
  • Don’t use a living room fitted with a gas fire as a bedroom to avoid the risk from carbon monoxide poisoning.
